The Chiofaro Co. and PGIM Real Estate sign McCarter & English to 47,466 s/f lease at One International Place

Boston, MA According to The Chiofaro Company, in partnership with PGIM Real Estate, national law firm McCarter & English has signed an 11-year lease for 47,466 s/f at One International Place. The firm will be relocating from its office at 265 Franklin St. to International Place in May of 2027.

The relocation marks another significant leasing milestone for International Place as its $100 million repositioning nears completion – a transformative investment in the iconic downtown property that further reinforces its position as one of the city’s premier next-generation workplace destinations.

“McCarter & English’s decision to relocate to International Place is a powerful endorsement of the transformation underway across the property,” said Donald Chiofaro Jr., vice president of The Chiofaro Company. “As we near completion of this reinvestment, we are seeing leading firms like McCarter & English choose International Place not just for its location, but for the elevated, amenity-rich environment that supports how people want to work today.”

The move is also a reflection of the firm’s continued growth and deepening presence in Boston and New England, particularly within the region’s life sciences and technology sectors. McCarter & English’s new office will feature expansive views of the waterfront, a modern, sophisticated design and superior amenities to foster collaboration which align with the firm’s forward-looking approach.

“Our move to this sophisticated space reflects more than a change of address – it signals an evolution aligned with the expectations of our clients,” said Maria Laccotripe Zacharakis, Boston office managing partner at McCarter & English. “A thoughtfully designed, modern workspace not only enhances collaboration and efficiency among attorneys, but also conveys confidence, discretion, and credibility to clients who entrust the firm with their most critical matters.”

At the center of the repositioning is the Aries Club, a tenant-exclusive amenity destination offering a collection of thoughtfully designed spaces for meetings, collaboration, and social engagement. Complementing this is the reimagined IP Commons and Fort Hill Plaza – featuring upgraded finishes, landscaping and a redesigned central waterfall – creating a dynamic and welcoming arrival experience at the gateway to the city’s Financial District.

The transaction was brokered by Debra Gould and Alison Cavanaugh with Newmark.

Lease negotiations were managed by McCarter & English partner Cynthia Keliher on behalf of the firm and Geoffrey Howell from DLA Piper on behalf of The Chiofaro Company.
