Colliers represents Marcus Partners and Rhino Capital Advisors in 88,000 s/f industrial lease

Billerica, MA Colliers has arranged a new 88,000 s/f lease at 23 Esquire Rd. on behalf of property owners Marcus Partners and Rhino Capital Advisors. The deal was facilitated by a Colliers team led by vice president Dan Driscoll, executive vice president Greg Klemmer, executive vice president Tim Brodigan, senior advisor Anne Coe, and advisor Will Torrence. The tenant, Frontrunner Bus Group, was represented by Newmark.

The transaction at 23 Esquire Rd. further reflects Colliers’ continued leadership in the North Suburban Boston industrial market, where the team has established a strong track record advising landlords and occupiers across a wide range of leasing assignments.

The new tenant, Frontrunner Bus Group, Inc., will relocate its headquarters to the property and occupy the majority of the 136,421 s/f industrial and R&D facility. The building includes 20,000 s/f of office space and 5,000 s/f of clean space, along with heavy power and full air conditioning – features that appeal to advanced manufacturing and R&D users. The site also offers access to Rte. 3 and other major highways throughout Greater Boston.

“We’re excited to welcome Frontrunner Bus Group to 23 Esquire Rd. as they establish their new headquarters in Billerica,” said Michael Ferrucci, senior vice president at Marcus Partners. “The property’s infrastructure, power capacity, and flexible layout made it a strong fit for their manufacturing and operational needs, and we look forward to delivering the planned improvements that will further enhance the facility.”

Ownership plans to complete a series of capital improvements following the lease, including a full office renovation, HVAC replacement, and parking lot upgrades.
