Commercial Realty Advisors arranges $1.2 million building sale

South Yarmouth, MA Commercial Realty Advisors have completed the sale of the freestanding commercial property at 1105 Route 28, for $1.2 million. Aaron Webb, Commercial Realty Advisors represented the seller.

The property comprises a 3,842 s/f single-story masonry building on 22,651 s/f (0.52 acres) with prominent Rte. 28 frontage, on-site parking, roadside signage, and loading areas. Located within the Village Center corridor across from Shaw’s, the site offers visibility and year-round accessibility. The building most recently housed The Piccadilly, a long-standing Cape Cod restaurant that operated from the premises and closed in December 2025. 

The buyer, Yannatos Physical Therapy, Inc., will adapt and improve the facility into a physical therapy office, bringing a new health and wellness use to this well-traveled corridor. 

“This transaction reflects continued owner-user demand for visible, well-located Cape assets and supports the corridor’s evolving mix of services,” said Webb.
