The Predictive Index (PI) works with clients to decipher what drives workplace behaviors in order to effectively reach business objectives, such as employee retention, customer satisfaction and team development. This is why creating a workspace for PI that highlighted humanity, transparency and team work, was essential. The new office space displays PI’s refreshed entrepreneurial vision by incorporating collaborative work space, glass walled meeting rooms and enjoyable features to promote creativity, such as fun break areas and writable surfaces. The headquarters office allows PI to “walk the walk” and showcases the effectiveness of their services. This renovation ultimately represents a long-term commitment to their employees, clients, work style, culture and strong belief in their business.
Best New Workplace: Large Renovation >50,000 s/f - Osram Americas Corporate Headquarters
Osram Americas is shining light on how workspace can positively impact corporate culture and the importance of building sustainably. The firm’s new 130,000 s/f headquarters effectively replaced three separate offices, reducing Osram’s carbon footprint and increasing collaboration amongst staff. The design team, client and contractor engaged in multiple design work sessions to ensure that the new workspace emphasized light as a building material in order to reinforce the client’s core motto, “Osram is Light.” The modern designed two story lobby, office space and meeting rooms all incorporate Osram’s products and ultimately serve as a grand showroom. In addition to meeting this key goal, the project achieved a LEED Gold Certification through the use of LED sources and daylight dimming.
Best New Construction: New Balance Headquarters
New Balance’s headquarters is a representation of their core values: wellness, dedication and team work. The five-story, 250,000 s/f office space offers running/walking tracks on every floor and feature walls with interactive screens that broadcast constantly changing images of athletes, products and team achievements. Additionally, the headquarters offers a communal cafeteria surrounded by an outdoor terrace and rolling lawn for fresh air, exercise, and conversation. The new space created a sense of engagement for employees and helped them connect positively with their work. New Balance is not only devoted to their employees, but also the local community. With roots in Massachusetts, they committed to pursuing the highest level of sustainability. The new headquarters is the sole LEED v2009 CS Platinum project in the United States and only the third project in the world to achieve all Indoor Environmental Quality. This sustainable facility is the first building in Boston Landing, New Balance’s transformative vision for a vacant 15-acre industrial parcel that will become a six-building health and wellness community.
End User Leadership Global Real Estate Executive: Tommy Gunn, senior director special initiatives & projects, Philips Health Tech
Gunn currently serves as senior director special projects & initiatives for Philips Health Tech, pending his planned retirement in 2016. He leads special projects aimed at improving overall portfolio efficiency and positioning the company’s real estate assets. Previously, he was acting global head of real estate markets and was responsible for all real estate services including 904 buildings and 550 employees. Pleines is the senior manager of real estate for Fresenius Medical Care, a $16 billion renal care company. He leads the real estate strategy, transaction management and portfolio planning functions for a 22 million s/f portfolio of 2,700 healthcare clinics, medical offices and nephrology practices. He is responsible for the financial and operational performance of internal and external leasing teams. Throughout his 30 years of involvement in the industry, he has proven to be a highly effective leader that works collaboratively and is results driven. He is a respected executive that possess deep real estate knowledge, excellent negotiation skills and is always thinking of how to improve operating processes to deliver optimal results.
