Dunne, Bardsley and Langer of CBRE sell 221,000 s/f - $24.75 million

Wilton, CT The CBRE team of Jeff Dunne, Steve Bardsley and Travis Langer have completed the $24.75 million sale of 50 Danbury Rd. CBRE represented the seller, 50 Danbury Rd. Owner LLC and an entity managed by Taconic Capital Advisors and procured the purchaser, Melrose Pfeiffer Holding LLC, in its first office acquisition in Connecticut. CBRE’s debt and structured finance professionals Shawn Rosenthal and Jason Gaccione secured the mortgage debt for the purchaser. 

50 Danbury Rd. is a two-story office building totaling 221,070 s/f. The 84% leased property is anchored by AIG, ASML and Hartford Health Care. Located on Danbury Rd. (Rte. 7), the property offers amenities with a recently renovated high-end fitness center, auditorium conference center, garage parking, and access to a picnic area. The available space at 50 Danbury Rd. offers significant upside potential due to its highly desirable location. 

CBRE vice chairman Dunne said, “50 Danbury Rd. provides a conveniently accessible, highly amenitized property for Central Fairfield County tenants. We expect Melrose Pfeiffer Holding to fare well in leasing the remaining space in the building.”

Bardsley of CBRE said, “50 Danbury’s credit-tenant rent roll provides Melrose Pfeiffer with the assurance of income, allowing them to focus on leasing up vacant space.”

Goldberg of Spire Investments purchases Beverly portfolio for $9.2m

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
