Guidelight Health to open third location with Cummings Properties

Andover, MA Guidelight Health is continuing a rapid expansion across Massachusetts, signing its third lease with Cummings Properties inside of two years. 

Guidelight opened its first Cummings location at TradeCenter 128 in Woburn in 2024, followed by a second site at 200 Boston Ave. in Medford earlier this year. Its third – and eighth in Massachusetts – is slated to open this summer at 40 Shattuck Rd.

“The breadth of our north-of-Boston portfolio makes it easy for organizations like Guidelight to scale quickly and strategically,” said Bob Dunn, operations manager at Cummings Properties.

Cummings team members worked with JLL to complete all three leases, each of which included a custom build-out. According to Dunn, Cummings’ in-house capabilities are a key draw for growing healthcare providers.

“Having in-house construction expertise adds a particular level of convenience for our clients,” said Dunn. “Rather than coordinating multiple outside vendors, Guidelight can rely on one fully integrated team to efficiently deliver spaces tailored to its desired branding and use.”

Guidelight’s new 5,500 s/f Medford clinic is located alongside several complementary providers, including North Shore Recovery Services, Limitless Therapy Center, Clearview Counseling Group, and Ellie Mental Health. At 40 Shattuck Rd., it will join Hopewell, Refresh Management, and Me, Myself, & Mind.

 Founded in 2023, Guidelight delivers intermediate behavioral healthcare, including partial hospitalization and intensive outpatient programs. The organization has quickly grown to encompass more than 15 clinics nationwide, with nearly 14,000 s/f located within Cummings’ greater Boston portfolio.
