Bradley of Horvath & Tremblay completes sale of 50 units for $6.25 million

Springfield, MA Michael Bradley of Horvath & Tremblay has facilitated the sale of two transactions totaling $6.25 million. The sales include the following: 

Bradley arranged the sale of Walnut Apartments, a 16 unit multi-family property. Horvath & Tremblay exclusively represented the seller and secured the buyer to complete the transaction at a sale price of $1.9 million. Walnut Apartments is located at 81-85 Walnut St. The property consists of a four-story multi-family building, comprised of eight four-bedroom/two-bathroom units, four three-bedroom/one-bathroom units and four two-bedroom/one-bathroom units with 19,196 s/f of living area in 23,935 s/f of gross area on 0.55 acres. The property has been a HUD Approved Building since 1974. The in-place HUD Contract was renewed in 2021 and expires in 2031. The HUD Contract provides for annual increases in accordance with the OCAF Adjustment Factor. The property has been maintained and features a new central heating system (installed in 2024), a newer central water heater (installed in 2019), and a new deck (installed in 2025). The property is situated in the Old Hill neighborhood and is one mile from downtown with access to all the amenities the city has to offer. 

Cabotville Portfolio, 157 Exchange Street, 78 Front Street, and 2 Dwight Street - Chicopee, MA

Bradley also facilitated the sale of the Cabotville Portfolio, a 34-unit multi-family portfolio in Chicopee, Mass. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $4.35 million. The Cabotville Portfolio is located at 157 Exchange St., 78 Front St., and 2 Dwight St. The multi-story buildings are comprised of 19 two-bedroom/one-bathroom units, five three-bedroom/one-bathroom units, four four-bedroom/one-bathroom units, four one-bedroom/one-bathroom units, and two studio units with 30,780 s/f of gross living area and 46,848 s/f of gross area. The portfolio is situated across a total of 1.01 acres and offers large units. The portfolio is separately metered for electricity, electric powered hot water, and a mix of gas and electric powered heat, which tenants pay directly. The landlord is responsible for city water and sewer. 

Of the 34 units in this portfolio, 20 participate in the Massachusetts Rental Voucher Program (MRVP), administered locally by Wayfinders. 

The properties are positioned within a well-connected corridor offering visibility and accessibility. The location provides access to major routes including I-391, which connects to both I-90 (Massachusetts Turnpike) and I-91, providing regional connectivity to Springfield, Hartford, Worcester, and the Greater Boston area. The corridor is also served by local bus routes and is close to downtown Chicopee and neighboring Holyoke, supporting convenient access to employment centers and regional amenities.
