Hobbs Brook Real Estate completes 101,000 s/f lease at 404 Wyman St.

Waltham, MA According to Hobbs Brook Real Estate (HBRE), a Massachusetts based developer, owner, and operator of office and life science space, ZoomInfo has signed a new lease totaling 101,000 s/f at 404 Wyman St., part of a 13-building life sciences and office campus.

“As we continue to bolster our commitment to fostering a thriving ecosystem of innovation and collaboration at our Waltham campus, we are excited to welcome ZoomInfo to 404 Wyman,” said Peter Gottlieb, president & CEO of HBRE. “We’re proud to offer pioneering firms such as ZoomInfo a sustainable, convenient, and amenity-driven campus that puts the wellbeing of its end users and occupants first.”

ZoomInfo, a leading B2B data and AI-powered sales platform is part of a confluence of groundbreaking firms located at the local campus, including global vaccine leader Seqirus; and ServiceNow, a cloud computing platform specializing in digital workflow management.

404 Wyman is a 384,841 s/f LEED Gold Certified office building on Hobbs Brook Real Estate’s flagship campus and corporate headquarters. The expansive campus is located 12 miles from Boston and features 13 office buildings spanning over 2.2 million s/f. Designed with a focus on community and connectivity, the campus provides access to Rte. 128 and I-95, along with surface and garage parking, EV charging stations, express shuttles to public transportation, and ample bike storage. Additional property amenities include multiple on-site cafés, extensive outdoor common areas, state-of-the-art fitness centers, and tenant engagement programming including a campus app and year-round events.

CBRE represented the landlord (Hobbs Brook Real Estate). The tenant (ZoomInfo) was represented on the lease transaction by Newmark.
