Horvath & Tremblay sells 9,960 s/f Citizens Bank branch for $1.46 million

Claremont, NH Brian Ahrens, Bob Horvath, Matt Nadler and Jack Laurendeau of Horvath & Tremblay have completed the sale of the Citizens Bank at 74 Pleasant St. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $1.46 million.

Citizens Bank has a long operating history at the property and has been at this location since 2001 (24+ years) and extended their lease demonstrating their commitment to the site and the market. The Citizens Bank lease has three years remaining followed by two five-year renewal options. The lease features rent increases at the start of each renewal option period. The 9,960 s/f Citizens Bank is located in the commercial downtown, with visibility, signage and multiple points of access.

The property includes two dedicated drive-thru lanes, a drive-up ATM and ample parking on 0.99acres, which includes the adjacent parking lot at 11 Middle St. The location is across the street from Family Dollar|Dollar Tree and is accessible to all of the amenities in downtown. New Hampshire Rtes. 11, 12 ,12A, 103 and 120 meet in downtown and connect to the rest of western New Hampshire and eastern Vermont.
