Horvath & Tremblay sells Starbucks in North Branford, CT for $2.519 million

North Branford, CT Bob Horvath, Todd Tremblay, Matt Nadler, and Ryan O’Rourke of Horvath & Tremblay have completed the sale of a Starbucks in North Branford, Connecticut. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $2.519 million. 

Starbucks is located at 286 Branford Rd. Starbucks executed a 10-year lease with six, 5-year renewal options. The lease features 10% rent increases every five years throughout the primary lease and at the start of each renewal option. Starbucks had their grand opening in June 2026. The new construction Starbucks is situated at the signalized intersection of Branford Rd. (CT Rte. 139) and Foxon Rd. (CT Rte. 80), the area’s primary commercial and commuter corridors. Starbucks has visibility and frontage and is positioned to capture commuters traveling to I-95 or Downtown New Haven.

The property is close to several residential neighborhoods and larger residential communities and is convenient to the area’s two grocery stores, the North Branford Middle and High School campus, and US Rte. 1 and I-95. The property is 8 miles east of New Haven’s Central Business District.
