Hunneman completes two leases totaling a combined 21,096 s/f in Lowell, MA

Lowell, MA Hunneman, New England’s premier, full-service commercial real estate provider, has brokered two leases totaling a combined 21,096 s/f. Fisher Auto Parts, an automotive aftermarket retailer and wholesaler with over 500 locations nationwide, will open its first city location at 205 Industrial Ave. E, and Sevita Health, a home and community-based specialty health care provider, will expand its space at 22 Old Canal Dr. to support additional service lines. Both transactions bring the respective properties to fully leased.

205 Industrial Ave. E is a 14,200 s/f industrial flex space within a 44,000 s/f building. The property’s location bolsters Fisher Auto Parts’ expansion in Massachusetts and provides access to Rte. 3 and I-495, which will support the company’s distribution and shipping services.

22 Old Canal Dr. is a 31,604 s/f industrial building and Sevita Health’s expansion represents an additional 6,896 s/f of space at the property. Located near Rte. 3, 22 Old Canal offers proximity to the Lowell Connector, which provides access to Boston and surrounding communities.

“Hunneman’s representation of both the landlord and of the tenant created a mutually beneficial opportunity to lease the space at 205 Industrial Ave. even before it hit the market,” said Patrick Grady, vice president at Hunneman. “Working on behalf of both sides of the transaction has given us a clear view of the growing interest in Lowell, especially with national retailers. We are thrilled by the transactions in Lowell, both of which speak to the city’s momentum.”

Both properties are located in proximity to several retail and dining options. 205 Industrial Ave. E offers close access to Target, Lowe’s, Market Basket, and Tavern in the Square, and 33 Old Canal Dr. is located near Walmart, Hannaford Supermarkets, and Starbucks.

As Hunneman continues to expand its activity in the region, the team has also announced it will be representing the landlord of 33 Glen Ave. in Chelmsford, a neighboring town to Lowell. The property will offer 37,478 s/f of industrial, warehouse, and flex space available in early October, with amenities including eight loading docks and a drive-in door. 33 Glen Ave. similarly provides convenient access to Route 3 and I-495 and the Lowell Commuter Rail station.

“Along with these recent transactions, we’ve added a new listing along the Lowell line in Chelmsford,” said Tyler Ewing, executive vice president at Hunneman. “The strong demand for well-located, flexible space in the Lowell area showcases the growth of the local market. As we continue to expand our platform and work with companies nationwide, we’re eager to build on this momentum and deliver the insights tenants and landlords need to navigate ever-evolving real estate trends across the state and beyond Massachusetts’ borders.”

The transactions at 205 Industrial Ave E and 22 Old Canal Drive were represented by Hunneman’s Leasing & Advisory team of Patrick Grady, Henry Birmingham, and Tyler Ewing.

This may seem self-serving, and I’ll be the first to admit it. But unlike some of the artificial intelligence tools now reshaping our industry, I am fully aware of my own bias. So, hear me out. The rise of AI in commercial real estate is not a distant threat or a speculative headline.
