JLL Capital Markets close $12.25 million sale of Four Liberty Square

Boston, MA On behalf of an affiliate of Abramson Brothers, JLL’s Capital Markets experts completed the $12.25 million sale of 4 Liberty Sq., a 26,000 s/f office and retail building in downtown. An affiliate of Atlas Real Estate Partners purchased the asset.

Managing directors Frank Petz, Chris Angelone and Jessica Hughes, vice president Matthew Sherry, and associate George Gregory led the JLL team on the transaction.

Petz said, “Boston’s class B office product has seen a clear increase in tenant demand and has established itself as the preferred asset class for today’s ‘new economy’ tenancy. Innovation tenants are knocking on the doors of Boston’s CBD looking for properties like Four Liberty Sq. Thanks to the refreshed demand, class B is now exhibiting healthier fundamentals than its class A counterpart. Four Liberty Sq. in particular, currently 100% leased to six tenants, delivers stable near term cash flow and offers an immediate opportunity to increase rents in 2016.”

Situated in Liberty Sq. at the corner of Water and Batterymarch Sts., the distinctive seven story building was originally constructed in 1900 and embodies the classic charm that today’s new economy tenants covet. The property features six floors of efficient 3,300 s/f plates. The ground floor and lower level provide a highly visible retail presence currently occupied by the restaurant, the Vanderbilt.
