Marcus & Millichap complete sale of Middleboro Dairy Queen for $4.2 million

Middleboro, MA Marcus & Millichap, a commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, have completed the sale of a Dairy Queen store. The property sold for $4.2 million.

“This was an exceptionally strong asset, both from a real estate and operating business perspective,” said Tyler Murphy, associate investments in Marcus & Millichap’s Boston office. “The store ranks as the second-highest-grossing “Treat Only” Dairy Queen franchise in the United States and is the most visited Dairy Queen location in Massachusetts by annual foot traffic. Those performance metrics generated significant interest from investors and owner-operators and drove pricing to one of the highest sale prices ever for a Dairy Queen on record.”

Murphy exclusively marketed the property on behalf of the seller and procured the buyer. The transaction included both the real estate and the operating business, offering a rare opportunity to acquire a top-tier quick-service restaurant with established cash flow and a successful history.

Located at 7 E. Grove St., the 1,880 s/f freestanding building is on a 0.75-acre and features a double-lane drive-thru and 29 parking spaces, supporting high-volume throughput and operational efficiency. The business operates as a Treat Only franchise specializing in Dairy Queen’s soft-serve and frozen dessert offerings and ranks among the top-performing locations nationwide by both visits and revenue.
