Carlson of New England Realty Advisors LLC brokers $14.2 million sale of Station House Apartments in Newmarket, NH

Newmarket, NH New England Realty Advisors LLC has completed the sale of 3 Railroad St., a mixed-use asset known as Station House Apartments, for $14.2 million. The transaction represents a significant benchmark for the Seacoast real estate market, achieving a 6.37% cap rate for a newly constructed building. This equates to an impressive sale price of $338,095 per unit, one of the highest price per unit sales in the seacoast region.

Station House Apartments is a brand-new, three-story building located in downtown. The property features 42 units in total, comprised of 41 one-bedroom apartments and one prime street-level commercial space. Designed for modern elegance and convenience, the residential units offer luxury finishes, stainless steel appliances, and quartz countertops, catering to the high demand for boutique living in one of New Hampshire’s most vibrant walk-up downtowns.

Brad Carlson, founder and CEO of New England Realty Advisors, represented the seller and procured the buyer in the transaction.
