Riverside Properties marks completion of 9–21 Station St. redevelopment and lease-up

Brookline, MA An affiliate of Riverside Properties, Inc. (Riverside) has unveiled the completion of the redevelopment of 9–21 Station St., marking the end of a multi-year leasing and renovation initiative launched after acquiring the property in August 2021.

Riverside reimagined the 54,000 s/f mixed-use commercial property and executed an intensive capital campaign to enhance the asset’s functionality, appearance, and long term value. The redevelopment included the creation of a new entry lobby, modernized elevator, upgrades to stairways and interior corridors, modernization of HVAC and life safety systems, installation of standardized building and tenant signage, and targeted improvements to numerous tenant spaces.  

During the redevelopment process, Riverside prioritized tenant retention and strategic curation of new occupants.  Riverside renewed leases with eight of the ten businesses existing at the property at the time of acquisition - representing more than 25,000 s/f. Riverside also executed several key new leases, including Core Collective - a wellness group which provides space for personal trainers, and Vinfen’s Gateway Arts - a studio art center, store, and gallery providing professional support and representation to adult artists with disabilities. The completion of Gateway Arts’ 9,200 s/f build-out brought the property’s overall occupancy to above 90%, a notable achievement in today’s challenging commercial real estate environment.

9–21 Station St. is now home to a diverse mix of technology, fitness, and design professionals, alongside an increasingly vibrant community of arts organizations. The property has emerged as a cultural hub within the city, providing workspace to more than 250 artists across multiple independent arts groups. Building-wide exhibitions, events, and collaborative programming have driven increased foot traffic, strengthened artist sales, and deepened the property’s connection with the village community.
