New England Retail Props. completes construction of 19,097 s/f

NERP Holding & Acquisitions, LLC has completed the first phase of construction of the newest Tractor Supply Store located at 150 New London Tpke. The store is situated at the corner of Rte. 85 (New London Rd.) and Lake Hayward Rd. and is accessible from both Rte. 2 and Rte. 11, permitting customers from a wide range of surrounding towns to easily shop at the store.
The 19,097 s/f store is set on four of the 20 acres which make up the development. A 15,000 s/f fenced outdoor display used to showcase items such as feed troughs, horse stalls, corral gates, brush hogs and other items too large to display inside the store is constructed adjacent to the building. Stores supply the unique products to support their customers' rural lifestyle, from welders and generators to animal care products and men and women's workwear. You can also find pet supplies, animal feed, power tools, riding mowers, lawn and garden products and more. A 3,000 s/f area within the parking lot is segregated for the display and sale of 3-point trailers.
An 8,000 s/f pad with parking for 45 cars was also approved at the time of the Tractor Supply application. Retail, office or medical tenants are permitted.
Jim Cassidy, P.E. of Hallisey, Pearson & Cassidy (HP & C) in Rocky Hill, provided all of the civil engineering and surveying for the development. HP & C was involved at the very beginning drafting the plans and presenting at the planning & zoning commission, as well as making all of the presentations to the conservation commission.
Attorney Tom Moriarty of the firm Moriarty, Paetzold & Sherwood in Glastonbury, provided legal services which included lease negotiations, as well as purchase negotiations between the seller and the developer.
Construction was provided by WR Newman, general contractors from Nashville, Tenn. The architecture was provided by Glen Oxford and Lee Morrisette of Oxford Architecture firm also located in Nashville.
