Panasis, Kelley and Tobin of Brady Sullivan handle 39,568 s/f in leases

Manchester, MA Charles Panasis, Ben Kelley and James Tobin of Brady Sullivan’s commercial team finalized two new leases at 472 Amherst St. in Nashua totaling 5,586 s/f. The 98,500 s/f flex/retail center welcomed MinuteMan Scale Models, a locally-owned and operated retailer/distributor of Scalecoat paint products. Additionally, the landlord was able to accommodate the sizeable expansion of Chewie’s Playland, which has been awarded Best Doggie Daycare/Boarding of Greater Nashua for 2014, 2015 and 2016.

Since purchasing the property in December of 2015 as part of a packaged-portfolio acquisition, the Brady Sullivan team has worked alongside Tom Farrelly, Sue Ann Johnson and Denis Dancoes of Cushman & Wakefield, the listing broker. The collaborative efforts have resulted in new leases totaling in excess of 21,000 s/f while the teams work toward a repositioning of a once underutilized property.

In addition to 472 Amherst St., the acquisition included 410 Amherst St., 15 Trafalgar Sq., and 22 Cotton Rd. in Nashua, as well as 5 Wentworth Dr. in Hudson.

Panasis, Kelley and Tobin of Brady Sullivan also completed a transaction at one of the state’s office campuses, securing a 33,982 s/f lease with Core Medical Group. One of the largest nursing, allied health, and physician placement organizations in the U.S., the Salem-based staffing company will relocate its operation to 3000 Goffs Falls Rd. in Manchester.

3000 Goffs Falls Rd. offers 210,000 s/f over two, 4-story, inter-connected class A office buildings with 30,000 s/f floor plates. In addition to the property’s  positioning 1 mile from the Manchester-Boston Regional Airport (MHT), highlights include an on-site cafeteria, accessibility to I-293/93, and water frontage – the building itself is situated along Pine Island Pond, and tenants enjoy walking access to an island perfect for company retreats/cookouts.

The two-building campus is currently the only existing class A building in Hillsborough County able to accommodate 150k SF of contiguous space.
