Project of the Month: Nordblom and Timberline Construction complete market leading amenity center renovation at Blue Sky Center

Burlington, MA Timberline Construction Corp. (Timberline) has completed upgrades to the Blue Sky amenities center, a transformative renovation at Nordblom Company’s (Nordblom) 1.3 million s/f Blue Sky Center corporate campus. The 32,200 s/f project reimagines the property’s shared spaces and fitness facilities to elevate the tenant experience and support a more connected, wellness-focused workplace.

The multi-phase project revitalized the campus amenities, introducing a sophisticated and inviting lounge, an upgraded full-service cafeteria and coffee bar featuring grab-and-go options, flexible meeting rooms and a mezzanine-level gaming suite. High-end finishes, contemporary architectural details and custom millwork blend comfort with functionality, creating an energized environment suited for today’s workforce.

The fitness center underwent a complete 7,700 s/f overhaul, including new studios, expanded weight room areas and modernized locker facilities. Exterior improvements strengthen the connection between indoor and outdoor spaces and reinforce the campus’ cohesive aesthetic, including linking the campus’ pickle ball court and outdoor patio.

The space was designed by SMMA and construction was carefully executed in two consecutive phases: 21 weeks for the fitness center and 26 weeks for the amenity renovations. Timberline worked closely with Nordblom and campus tenants to ensure smooth operations and minimal disruption within the occupied building.

“Our tenants are truly enjoying the new amenities – there’s a new energy and sense of community that this new space brings to the campus alongside our robust, experiential programming” said Patrick O’Neill, Nordblom’s SVP, development. “Timberline delivered exceptional quality while keeping both phases of the project moving seamlessly. Because the building remained occupied, it was essential that tenants could continue to use key areas throughout construction, and Timberline consistently prioritized that need.”

“These enhancements reinforce Blue Sky as a leading, high-performing campus where tenants can collaborate, recharge and thrive,” said Jason Emord, project executive and partner at Timberline. “We’re honored to have strengthened our partnership with Nordblom and bring their vision for a modern, amenity-rich workplace to life.”

The completion of the Blue Sky amenities center underscores Timberline Construction’s expertise in delivering complex, phased interior repositioning projects that elevate the value and functionality of commercial properties and clients across New England.
