IEP Technologies was the first tenant to occupy the building in 2014.

417 South St. was purchased in 2019 by Berkeley Partners, an investment firm based in Dallas, TX, that focuses primarily on light industrial real estate. Berkeley Partners was represented by Rachel Marks of CBRE.
