
Shelton, CT Choyce Peterson, Inc., a full-service commercial real estate firm, has completed lease negotiations on behalf of Raffo Enterprise. John Hannigan, principal of Choyce Peterson, represented Raffo Enterprise for their new 1,840 s/f headquarters lease at 2 Corporate Dr.
Gabriella Raffo, CEO of Raffo Enterprise, had built her company’s client base from the ground up while working out of a co-working space in Stamford. When this shared space was no longer adequate for her team’s needs, she reached out to Hannigan through a business network recommendation.
After meeting with Raffo to understand her team’s need for private offices, open workspace and a conference room for team training, Hannigan searched for space based on Raffo’s criteria, including a building close to her client base and employees’ homes with amenities such as an on-site cafeteria and covered parking. After touring numerous buildings in Norwalk, Westport and Shelton, Raffo chose the office at 2 Corporate Dr. for its location near both Rte. 8 and the Merritt Pkwy. Additionally, the complex offers its tenants a list of top tier amenities such as multiple casual cafes, a restaurant, fitness facility, shared conference rooms and auditorium, a daycare center, salon and covered parking. Hannigan negotiated a long-term lease including a competitive rental rate, free rent, landlord-funded improvements to retrofit the space to the tenant’s needs, and office furniture was made available to Raffo.
Hannigan said, “I’ve enjoyed working with Gabriella on this project to help find space to grow her company. There are surprisingly few small office suites available in high quality buildings in this area. But by working cooperatively with building ownership, we strategized with them to identify a portion of a larger suite with an existing buildout that aligned with their requirements.”
