SSG Development breaks ground on $80 million multiphase project

Jamaica Plain, MA A new project is breaking ground at the intersection of McBride and Washington Sts. The project, located at 3525 Washington St., will have 25,000 s/f of retail and 88 residential units with underground parking for residents and employees, on street and on-site surface parking for customers, outdoor patios, improved landscaping, and a new MBTA bus stop.  The residential/retail project is located in one of Mayor Walsh’s top development corridors in the city.  Jamaica Plain is a hot market for both retail and housing due to its great family neighborhoods, its proximity to Boston and great colleges, and the rapid transit system with four major T stops including the Needham Commuter line. The site is a short walk to several of the T stations. The retail and restaurant scene is a mix of strong independents, such as Ula Café, Chilacates, FoMu, One Centre Gifts, 40 South Street Vintage, The Milky Way Lounge, and the Kitchenwitch to name just a few, in addition to local chains such as JP Licks, PolkaDog Bakery, Whole Foods, and internationally with London based Caffe Nero who just opened its doors in Jamaica Plain as one of its first Boston locations. 

This comprehensive redevelopment stands to revitalize the neighborhood with an $80 million live, work, and retail destination including:

• 25,000 s/f of street level retail space along Washington St. approved for grocery, restaurant, medical, service, and fitness, among other uses

• 132 residential units, including 88 along Washington St. in Phase 1, and a further 44 planned for Burnett St.

• A multistory 132,000 s/f self-storage facility

• 166 parking spaces including a surface parking lot, and underground parking.

Mary Powers of Powers & Company, who handles the leasing for the retail space said, “There are 75,000 people living within a mile and a half of the project and 147,576 within two.  The retail spaces will front Washington St., a major commuter route with 14,000 cars per day driving by, and we will be the only center of this size in JP with on-site surface and underground parking exclusively for customers and residents.  JP is a diverse and dynamic community and we can accommodate a variety of uses and sizes and are looking forward to putting together a strong mix of tenants”

According to David Williams, director of development for SSG Development, the Washington St. corridor in Jamaica Plain is one of the fastest growing areas in Boston. In addition to this major multiphase development, the Casey Overpass is being lowered, creating tree lined bike paths and direct pedestrian access to the Washington St. corridor.

Dave Fulton, CEO of SSG Development detailed the value added to the community by stating, “The amenities the redevelopment brings will include a community garden, a connector to/from the future SW Corridor Park Extension bike trail, which will pass through the back of the property, a community meeting space, a community mural on the self-storage building, improved safety and access for the Boston English High School’s community, a new proposed crosswalk and signal, drop-off area for school buses,  Zipcar and a Hubway Station. This project will further complement all the other new residential and retail projects along the Washington St. corridor.”
