Sweeney Real Estate & Appraisal leases 5,000 s/f hotel lobby to Pat’s Italian Restaurant

Warwick, RI Christina Rouse of Sweeney Real Estate & Appraisal represented the owners of 1850 Post Rd. in leasing a 5,000 s/f retail space, formerly a hotel lobby. The property, a former Wyndham hotel, was purchased by GoodHomes at the end of 2023.

GoodHomes Communities is a vertically integrated, private real estate investment company specializing in acquiring well-located, underperforming hospitality and senior housing assets and converting them into essential housing for America’s workforce. With over 200 residential units at 1850 Post Rd., the former lobby space presented an ideal location for a restaurant.

As a result, Rouse and GoodHomes secured a lease with Pat’s Italian, a locally owned and operated authentic Italian restaurant with three other locations in Rhode Island — Johnston, Cumberland, and Coventry. The tenant was represented by Dan Finer of MG Commercial Real Estate Services.
