The Klein Group of Marcus & Millichap handles $10.6m in sales

Taunton, MA Marcus & Millichap completed the sale of two industrial properties for $10.6 million.

Harrison Klein, Mark Lyman and James Manning, investment specialists at The Klein Group of Marcus & Millichap, had the exclusive listings to market the properties. The team also secured the buyers.

Harrison Klein said, “These two separate closings are indicative of the opportunity today for legacy owners to sell at massive premiums compared to two to three years ago. We still see this park trading at a substantial discount to comparable properties north of Boston, offering strong value for buyers.”

30 Robert W Boyden Rd. is located within the eight million s/f Myles Standish Industrial Park. The 66,150 s/f industrial condominium property was purpose-built in 2006 and features typical bay sizes of 3,100 s/f. The property sold for $7.5 million.

Less than five minutes down the road is 25 Constitution Dr., a 25,326 s/f flex building on 3.2 acres. The Klein Group was able to introduce the buyer to this property and facilitate a seven-year sale-leaseback. The property sold for $3.1 million. Built in 1987, the property has been occupied by Controls for Automation since 2011. The two-story structure features three loading docks and one drive-in door.
