Gene Meer, president of Friedland Realty’s Manhattan office called in to discuses the NYC real estate market. Gene gave a little trivia about Times Square and global recognition for retails and commercial brands that lease in that location, as well as the competition to get space there. Gene shared that the average rent per square foot in Times Square is $2,500 and that $6.5 billion is spent in the area each year. He also reflected that Brooklyn continues to grow quite quickly and that certain property managers and landlords are building their own mini monopolies throughout the city.

Tom Morast, originator and Jeffrey Weingart, senior vice president called in to discuss mortgages with Eric and Rick. Their typical loan ranges from one to twenty five million dollars. UC Funds is a national direct lender for the commercial real estate industry and are based in Boston. They share that the mortgage industry is very active and competitive right now and they have mortgage originators spread throughout the country so they can stay on top of area market trends.
Tom says that as a loan originator, he does the initial screening and has realistic expectations of what a loan package will look like. The turn-around time for approved loans is quick and they will consider loans that others may potentially shy away from. They have recently re-branded from UC Funding to UC Funds, to reflect the integration of a full service capital market team.

Jonathan is co-founder and CEO of The Square Foot, an online tool for commercial spaces that started in Houston and has expanded to Austin, Dallas and New York City. Tenants and tenant reps use the application to locate new space. The average demand for space is two to ten thousand square feet for users of The Square Foot. The group founders came together after a few of them had in the real estate market and a few others saw a specific need to help them locate space for other projects. Available space is added to the app by landlords and property managers. Jonathan also spoke a bit about moving the company from Texas to New York.

Nick Romito is the Founder and CEO of View The Space, based in New York City and San Francisco. View The Space is a leasing and portfolio management platform that started about two years ago for brokers, asset manager and portfolio managers. Nick shared that View The Space was started after it was noticed that approximately 90% of the listings didn’t have pictures or a video.
They now have the largest library of commercial property videos in the world. These videos give a feel like you are walking through the property and identify key features, instead of the standard 360 videos that are used elsewhere. They have recently added an analytics feature to track all the commercial, industrial and retail space that you might be working on. View The Space is in 35 markets across the US right now and looking into international expansion to Australia and Singapore.

This week Rick and Eric interviewed Mike Musto, president and CEO of U.S. Pavement Services in their second segment. U.S Pavement Services was started in 1985 and does sealcoating and paving nationally. Mike attributes a large part of his success to acquiring the phone number 1-800-PAVEMENT, 1-888-SEALCOATING and a number of others and being able to subcontract to local contractors based on region across the country by using geo-routing. Mike also shared that he started a campaign to buy only American made products, which helps the national economy and workforce and has become a successful marketing campaign for U.S. Pavement Services. The newest passion for the company is a pledge to hire veterans which came about after helping to coordinate a game with the Wounded Warrior Project at Fenway Park.
The third segment continues with an interview with Brian Burke, partner for Buck-A-Plan. Buck-A-Plan is a subsidiary of Universal Copy which caters to traditional copies and industrial blueprints. Buck-A-Plan was started three years ago as a way to utilize services via e-commerce functionality from anywhere in the country, and as long as it’s one of their three standard sizes, plans are a dollar. Technology has changed so much in recent years, moving from the old blue plans that needed to go through multi-step development to standard black and white printing that it opens the market for less expensive and more efficient processes.
