Building on the second half of 2018, I believe in 2019 we will see a steady growth of life science (biotechnology/pharmaceutical) companies moving their operations to locations outside the city centers to welcoming towns on the outskirts of the city (Norwood, Burlington, Waltham, Andover) taking advantage of the structures left from a bygone era. These corporations, on the heels of Google, Apple and Facebook, have placed a high value on their employees. Facilities closer to home, campuses with amenities, and shorter commutes show dedication to employee wellness and happiness. All equaling better results for everyone.
As we enter the spring of 2026, the Rhode Island industrial real estate market stands on stable footing, following several years of resilience fueled by constrained supply, steady demand, and dynamic economic conditions.
