Brookfield Properties acquires 51 Sleeper St. - with plans to renovate and rebrand

Boston, MA Brookfield Properties has acquired 51 Sleeper St., an eight-story, 152,000 s/f office building in the Seaport District with a waterfront location offering views of downtown. Brookfield also plans to renovate and rebrand the building to enhance its position as a destination for cutting-edge companies, keeping with the Seaport District’s rise as the city’s premiere tech and innovation hub.

“The Seaport District continues to grow as a top destination for innovative companies, high-end retail, and first-class residential, and 51 Sleeper St. is located at its doorstep,” said Ben Brown, executive vice president and head of New York and Boston, Brookfield Property Group. “In Brookfield’s signature placemaking style, we are excited to embark on a renovation and rebranding of the building to enhance its position as a home for leading companies aimed at attracting, retaining and motivating Boston’s top talent.”

Built in 1929, 51 Sleeper’s open-plan design enhances productivity and ensures flexibility and collaboration by allowing access to open creative space with natural light. With views of downtown through its oversized windows and its wide-open floors, 51 Sleeper offers tenants a premium work environment.

Brookfield has retained architecture firm Merge Architects to consult on possible enhancements of the building’s common areas, including the lobby, retail spaces and a potential roof deck. 

Brookfield has tapped Cushman & Wakefield to serve as the exclusive leasing agent for 51 Sleeper St. Michael Joyce, Thomas Ashe, Thomas O’Regan and Devin Tringale will comprise the leasing team. Senior vice president Duncan McCuaig will lead the leasing effort in-house for Brookfield.

“This location represents a gateway to the Seaport area and provides incredible value for the tenants here,” said Joyce, vice chairman at Cushman & Wakefield. “Not only is the location convenient to South Station and surrounded by retail amenities, there are also branding opportunities for the companies that will occupy the building once it is renovated.”

Current tenants of the building include architectural design firm Bergmeyer, United Way, The U.S. General Services Administration, and The Department of Early Education and Care. 51 Sleeper is also home to Hoopsters Brewing Co. at the base of the building, a brewery and restaurant where patrons can brew their own craft beer.

51 Sleeper sits along the famed Fort Point Channel, within walking distance of Boston’s highest concentration of tier one amenities. It is located steps away from various MBTA bus stops, including the Courthouse bus station with convenient links to Back Bay South End.

In addition, 51 Sleeper sits directly across from Martin’s Park – the new $7 million waterfront park that will provide enjoyment for generations of Boston’s children, families, and visitors. Currently under construction, the park is named to honor the youngest victim of the Boston Marathon bombings, Martin W. Richard.
