ABG Commercial Realty finalizes sale of 118 Mystic Ave. for $8 million

Medford, MA ABG Commercial Realty has finalized the sale of 118 Mystic Ave., a premier 28,600 s/f industrial facility situated on a two-acre site. Marcus Partners sold the asset to Empire Management for $8 million.

The property is fully leased to Verizon, offering the buyer a stabilized, high-credit investment within one of the region’s most competitive industrial corridors. This long-term tenancy underscores the asset’s durability and its strategic importance to the local infrastructure.

Located along the Mystic Ave. corridor, the facility provides immediate access to I-93 and major Greater Boston logistics routes. The combination of 100% occupancy by a national tenant and the substantial 2-acre footprint makes this a significant addition to the buyer’s portfolio.

The buyer, Empire Management, was represented by Bernard Gibbons, managing director of ABG Commercial Realty.

The seller, Marcus Partners, is a Boston-based real estate investment, management, and development firm.

This closing further demonstrates the strength of the local industrial market and the ongoing value of assets featuring flexible building configurations and stable, credit-tenant profiles.
