Cresa oversees BPGbio’s relocation to 70,000 s/f at 300 Third Ave. in Waltham, MA

Waltham, MA Cresa’s Transaction Management (TM) and Project & Development Services (PDS) teams have completed BPGbio’s relocation to 300 Third Ave. The 70,000 s/f headquarters provides expanded office and laboratory infrastructure to support the clinical-stage biopharmaceutical company’s continued growth and scientific operations. 

Lincoln Property Company represented ownership in the transaction. Cresa Boston’s Paul Delaney, Adam Subber, and Nate Heilbron represented the tenant. 

Located within a high-profile, purpose-built life sciences building alongside I-95, the new headquarters positions BPGbio within one of Greater Boston’s leading biotechnology corridors, strengthening access to scientific talent, regional infrastructure, and collaboration opportunities as the company continues to advance its clinical programs.

BPGbio is a clinical-stage biopharmaceutical company focused on mitochondrial-targeted therapeutics for patients. The company is advancing a clinical-stage pipeline spanning oncology, rare diseases, and age-related conditions, including programs in glioblastoma multiforme (GBM) and primary CoQ10 deficiency (PCQD). 

As BPGbio expanded its laboratory footprint and operational needs, the company engaged Cresa to identify a suitable headquarters space capable of supporting specialized research, translational science and future growth. 

Cresa’s TM team led a comprehensive site selection process focused on laboratory readiness, operational scalability, employee accessibility, and long-term flexibility. The selected location at 300 Third Ave. offers a combination of purpose-built life sciences infrastructure and employee amenities, including a fitness center, café, rooftop deck, and shuttle access to the MBTA Red Line. 

To support occupancy, Cresa’s PDS team oversaw efforts to deliver a turnkey space that ensured continuity of operations and minimized disruptions during the transition from the company’s previous location. Cresa PDS was engaged beginning with planning and due diligence, through design, construction, relocation planning and management, and finally, by ensuring laboratory operational readiness with limited to no downtime.
