A.D. Makepeace to develop 58-unit All American Assisted Living - to be built by the Kaplan Development Group, LLC

Wareham, MA A 58-unit All American Assisted Living facility has been proposed for the Rosebrook Business Park. According to A.D. Makepeace Company president/CEO Michael Hogan, the 54,000 s/f facility, to be built by the Kaplan Development Group, LLC of Jericho, N.Y., will bring 60 to 70 new jobs to town, along with significant private investment.

“Equally important are the medical services this well established firm will bring to local residents,” said Hogan, whose company has developed Rosebrook Business Park and Rosebrook Place off Rte. 28 at the I-495/I-195 interchange.

According to Ben Wells, Kaplan’s president for business development, his company looked carefully at local demographics before selecting the Rosebrook site. Within a 10-mile radius of the site, he said, a growing number of households meet the facility’s income guidelines and will be age 75 or older.

“Roughly 2,500 of these households will need assistance with activities of daily living, and this will continue to grow as the census increases,” Wells said.

Kaplan currently owns and operates 16 similar facilities in nine states, including properties in Hanson and Raynham. Both of these are fully occupied.

All American Assisted Living, whose slogan is “An Emphasis on Living!,” offers a residential community for seniors looking for social interaction, personal care services, and a variety of engaging activities. Specializing in assisted living and Alzheimer’s and memory care, the apartments and recreation areas, onsite medical services, innovative programming, and home-style meals served restaurant-style create a warm and inviting homelike atmosphere.

Wells and James Kane, the A.D. Makepeace Company’s senior vice president, made an informal presentation to the Wareham Planning Board in advance of initiating the permitting process.

Rosebrook is a mixed-use development created by the A.D. Makepeace Company in coordination with the town of Wareham, which designated a portion of the property as a Business Development Overlay District in 2003 by vote of Town Meeting. Rosebrook Business Park currently features a 68,000 s/f medical office facility housing offices of Southcoast Health and Fresenius Medical.  A third building site remains available in the park. Rosebrook Place is occupied by a TownePlace Suites by Marriott and Rosebrook Event Center, a branch of Cape Cod Five Cents Savings Bank, offices for Rogers and Gray Insurance and Ophthalmologic Associates of Boston, and a retail building housing Five Guys Burgers and Fries, Saga Fusion Steakhouse, and RoseBrook Wine and Spirits, all of which opened in 2015.

An 99 Restaurant and Pub is currently under construction, and the site is permitted for a fifth building containing offices, retail, and market-rate apartments.

Kane noted that Rosebrook Business Park and Rosebrook Place are united by a highly productive system of cranberry bogs, the business that has been the focus of the A.D. Makepeace Company since its founding in 1854. “Those cranberry bogs give Rosebrook its unique character,” Kane said, “while the proximity to major highways makes this an extremely appealing location for any business.”
