Kerrigan, Adams, Garvey and Flanagan of Avison Young rep. Paradigm Props. in 43,382 s/f in leases

Concord, MA According to Avison Young, three more tenants have secured 43,382 s/f in leases at Middlesex Green on Virginia Rd., bringing the number of tenants to 18. 

Avison Young principal Jack Kerrigan, along with associates Chris Adams and Chelsea Garvey, and senior account manager Anne Flanagan, who are all based in the firm’s Boston office, represented the owner, Paradigm Properties.

The three new tenants, whose leased spaces range in size from 4,600 to 26,000 s/f, include Chenega Corp., represented by Charlie Carroccio, Chris Mullen, Ron Friedman and Perry Beal of CBRE; HB Communications, represented by Neil Ross of JLL; and Applied Research Solutions represented by Scott Richmond of Landmark Real Estate Advisors.

Chenega leased the entire third floor for their new location, a total of 26,000 s/f, making them one of the largest tenants in the park. 

HB Communications relocated from Waltham and leased 16,782 s/f on the first floor of 5 Middlesex Green. 

Applied Research Solutions is leasing 4,600 s/f on the second floor of 5 Middlesex Green. 

Vice president, Brian Fredricksson, said, “Our team at Applied Research Solutions is excited to open a new office at Middlesex Green near Hanscom Air Force Base to best serve our Air Force customers and to support our growth in the New England region.” 

The five-building park is now at 90% occupancy. When Avison Young – New England was awarded the listing assignment 2017, the occupancy was just under 50%. 

Paradigm’s president, John Caldwell said, “We are happy to have the park at 90% occupied and eager to continue the momentum. 128 tenants are realizing that Middlesex Green is a 128 office park.”

“Credit to ownership in their repositioning of the asset. The park amenities and building upgrades, combined with the tranquil setting and easy accessibility to Route 128 have been a strong draw for the tenants,” Kerrigan said.
