multifamly sales in Salem, MA totaling $2.775 million

Salem, MA Stephen Girolamo of Horvath & Tremblay has facilitated the sale of two transactions totaling $2.775 million, a six-unit multifamily property as well as a 15-unit lodging house.

Girolamo sold 41 Salem St. for $1.475 million, which contains six total units consisting of one, one-bedroom/one-bathroom unit, three, two-bedroom/one-bathroom units, and two, three-bedroom/one-bathroom units in 5,320 s/f of living area on a .072-acre parcel. Situated along Salem St., the property is near the intersection of Washington St. and Lafayette St. (MA Rte. 1A), and is a short walk from Canal St., the area’s primary commercial corridor, as well as the center of downtown, Salem Harbor, Salem Hospital and the area schools. The location is walkable to numerous dining, drinking, shopping, cultural and entertainment amenities.

Girolamo also arranged the sale of 10 Howard St., a four-story fifteen-unit lodging house property for $1.3 million. The property is comprised of a four-story 15 room lodging house with six bathrooms in 5,110 s/f of total gross area on a 0.04-acre parcel of land. The landlord is responsible for all utilities. The property was delivered vacant offering significant upside through the repositioning of the asset. The property is located in downtown. Positioned along Howard St., the property has access to Bridge, Washington, and North Sts., three of the area’s primary commercial corridors, as well as the center of downtown, Salem Harbor, Salem Hospital, and area schools.
