Greater Boston Commercial Properties sells flex building for $2.675 million

Westborough, MA Greater Boston Commercial Properties, Inc. has completed the sale of 108 Milk St., a 19,172 s/f mixed-use flex building that traded for $2.675 million. 

Located one-half mile from Rte. 9, the property features industrial bays and retail units, offering a versatile layout that supports a range of commercial uses. Its positioning provides convenient access to major thoroughfares serving MetroWest and the greater Boston region. 

When Tyler DeWolfe and Ben Gatti of Greater Boston Commercial Properties took the listing, the property was largely vacant. The team executed a strategic lease-up plan, successfully securing multiple tenants including Cousins Maine Lobster, Baystate Window & Siding, and Miss Lucy’s School of Dance. The successful stabilization of the asset significantly enhanced its income profile and positioned the property for a strong investment sale. 

The transaction was brokered by DeWolfe, Gatti, and Nishan Papazian of Greater Boston Commercial Properties, who exclusively represented the seller and procured the buyer. 

The asset was acquired by an investment buyer seeking stable cash flow and long-term upside in the MetroWest market.
