JM Electrical Co. and EM Duggan complete control system at Hub 25

Boston, MA JM Electrical Company, Inc. and EM Duggan have completed project operations at Hub 25, a new 2.35-acre apartment complex located at 25 Morrissey Blvd.

JM Electrical installed individualized HVAC controls for the apartment’s heating and cooling, and wired the Roof Top Units (RTUs) and a garage gas detection system. EM Duggan was the mechanical contractor for the job, which meant it installed the HVAC system. Together, the two companies furnished and installed the HVAC system for the entire building, provided heating and AC for all apartments, while also installing the parking ventilation system.

The 218,000 s/f project was developed by Criterion Development. The project team includes Dimeo and ICON Architects.

“It was great to partner with EM Duggan and work on another LEED Certifiable, residential building in the Boston area,” said Frank Kelly, project manager at JM Electrical. 

The new living space, which is now ready for occupancy, borders UMass Boston and BC High School, near the MBTA’s JFK/UMass Red Line station. The building features 278 studio, one bedroom and two bedroom apartments and ground floor retail and commercial space. The development is near the waterfront bike path, the Dorchester Star Market, and the Red Line T Stop. Residents will have access to a courtyard with a pool and seating areas, as well as a 24-hour gym, theater, and other amenities. In addition, the apartment features 128 individual parking spaces for residents, and space for bike parking as well.

Hub 25 was built with a broad range of energy saving features, including the installations done by JM Electrical and EM Duggan. The HVAC system and controls that JM Electrical and EM Duggan installed will work as a whole to keep precise temperature and humidity levels while concurrently moving large amounts of air throughout the building. The advanced system reduces energy consumption in the building by optimizing ventilation, while upholding the optimal temperature for the residents.

“JM is among the best in the business at installing state-of-the-art HVAC systems,” said Len Monfredo, executive vice president at EM Duggan.

JM Electrical has more than 30 years of experience and expertise in the installation of advanced control and automation systems which have been the foundation of the business. The company has completed multiple large-scale installations in the Greater Boston Area recently, including those done at Boston Landing, Partners HealthCare and PricewaterhouseCoopers. EM Duggan is a business long respected for its expertise in plumbing, HVAC, and fire protection. The company has also completed many recent projects in the Boston area, including the Boston University Life Sciences building, One Channel Center and Millennium Place.
