NAI Hunneman’s Minnerly and Osvold broker $8.3 million sale - Kaeyer of NAI arranges a $7.2 million loan with Country Bank

20 Carematrix Drive - Dedham, MA

Dedham, MA NAI Hunneman completed the $8.3 million sale of 20 Carematrix Dr., a 39,391s/f, class A office building.   

Executive vice president Cathy Minnerly and vice president Ovar Osvold represented the buyer, Dr. Ryan Welter, while seller Northbridge Partners represented themselves in the transaction. Minnerly and Osvold will act as leasing agents for the new owner. 

NAI Hunneman also handled the financing for the property. Executive vice president Andrew Kaeyer of NAI Hunneman’s Capital Markets Group arranged a $7.2 million loan with Country Bank for the acquisition and improvements to the building. The loan has a 7-year fixed rate and an overall term of 12 years.

There are multiple subdivision opportunities available. The property is located within walking distance to a variety of amenities at Legacy Place and the Dedham Corporate Center MBTA commuter rail stop. The property has highway access to Rte. 128 via exit 14.
