O,R&L Commercial brokers $1.5 million in multiple building sales across Connecticut

Prospect, CT O,R&L Commercial has completed the following sales transactions: 

11 Industrial Road - Prospect, CT

• O,R&L Commercial has completed a 7,400 s/f industrial building sale located at 11 Industrial Rd. in Prospect. The owner-occupant, RSS Millwork LLC, sold the facility for $700,000 closing the end of November 2025. Sam Crampton and Frank Hird, SIOR helped the seller acquire a new larger facility in Cheshire.

The industrial building at 11 Industrial Rd. served as RSS Millwork’s longtime headquarters and manufacturing location. Situated in the heart of Prospect’s industrial corridor, the property offered a functional layout suitable for a wide range of light industrial, fabrication, and warehousing uses, making it a strong opportunity for the new owner.

Sam Crampton and Frank Hird, SIOR of O,R&L Commercial represented the seller, Retail Security Solution LLC and also procured the buyer Bill Sweet, a serial entrepreneur, who plans to run multiple businesses out of the location.

400 Connecticut Boulevard - East Hartford, CT

• Mark Berkowitz & Frank Hird of O,R&L represented the seller in the recent sale of 400 Connecticut Blvd., East Hartford, Conn. The seller, Soundview Growth Partners, LLC, sold the building to Newark Deal, LLC. O,R&L was the sole broker in this transaction.

400 Connecticut Blvd. is a two-story, 11,970 s/f commercial building. The property was sold in November 2025 to Newark Deal, LLC, which is a New Jersey limited liability company. The bottom floor is currently leased to Harley Davidson for overflow storage with their building adjacent to the rear of the property.

The seller, Soundview Health Partners, LLC, with principal owner Paige Cecchi, sold the property for $550,000.

35 Cold Spring Road - Rocky Hill, CT

• O,R&L Commercial completed the sale of a 2,600 s/f office condominium located at 35 Cold Spring Rd. in Rocky Hill, Conn. The seller; CT Council of Family Service Agencies sold the building to Connecticut State Police Union, Inc.

Thomas Wilks and Bob Gaucher of O,R&L Commercial represented the seller and Jay Morris, also of O,R&L Commercial, represented Connecticut State Police Union. The buyer is Connecticut State Police Union.

Currently located at 111 Founders Plaza, and they are relocating because their building is in the process of being converted from hi-rise office space into apartments. They purchased the new office in Rocky Hill for their headquarters.
