Procopio Construction completes
103 Cottage St. - 25-unit building

Lynn, MA Procopio Construction, the construction division of The Procopio Companies, has completed construction of new multifamily residences at 103 Cottage St. Led by the project ownership and local city residents, John Barry Jr. and John Barry Sr., this 25-unit project provides thoughtfully designed, high-quality housing.

The project was designed by DMS Design, with Procopio Construction as the CM. The project was completed in July 2025.

The project reflects Procopio Construction’s commitment to sustainable urban growth, modern design, and superior craftsmanship. The building features a mix of units tailored to the needs of today’s renters, with a focus on comfort, community integration, and long-term value

“Procopio Construction is thrilled to bring our owner-mindset construction expertise to this project and contribute to the continued revitalization of Lynn,” said Al Gogolin, executive vice president of construction at Procopio Construction. “Our team is passionate about building not just residences, but communities. This boutique-sized, third-party job is a testament to the value the construction division brings developers and owners building mid-size multifamily. The team delivered institutional quality at a price point that works to get the deal capitalized and built.”

“The vision for ‘The 103’ began as a longtime dream dating back to 1979, when our family purchased a three-family dwelling along with additional lots – our very first family home,” said John Barry Sr. “Fast forward to 2020. With little knowledge of the development process, our father-and-son duo met with Mike and Greg Procopio. After several in-depth meetings and gaining a clear understanding of their unwavering commitment to quality and craftsmanship, we knew they were the right partner. With their guidance, patience, and extensive expertise, our dream took shape – and a 25-unit project materialized. Their work in multifamily construction is truly top-notch. What started as a passion project has grown into something deeply rooted in and connected to the Lynn community – a place where we both live and serve. We are incredibly proud of the finished product: 25 high-quality residences for future renters to proudly call home.”

Led by Al Gogolin, Procopio Construction continues to expand its third-party client portfolio with projects that elevate the standard for multifamily housing.

The 103 Cottage St. development marks a new milestone for the company and further strengthens Procopio’s reputation as a leading builder of forward-thinking, community-centered housing.
