Project of the Month: Thurloe Kensington designs and secures approvals for 55,000 s/f Port City Place in Greenland, N.H.

Greenland, NH With a major national retailer in mind seeking a regional, high-traffic site for the Seacoast region, developer Rich Landry of Thurloe Kensington and broker Dusty Burke of American Commercial Real Estate identified a unique opportunity: 32 acres of challenging topography on heavily traveled Rte. 33, 1 mile from I-95 Exit 3 with 1,500 ft. of potential on-grade, highly visible frontage on Rte. 33 in front and I-95 at the rear. With civil engineer expertise provided by Tighe & Bond, wetlands engineering by Gove Environmental and traffic engineering by Steven Pernaw. Landry conceptually designed and secured approvals for the 55,000 s/f Port City Place.

These approvals were required from the Town of Greenland ZBA, planning board, State of New Hampshire DOT and DES.

Landry, Tighe & Bond and Gove Environmental worked at length with the Town of Greenland BOH and N.H. DES to design a special septic system with advanced treatment chambers to reduce the system size and improve the treatment of discharge. Similar innovation and tireless effort by Landry, Tighe & Bond and Gove overcame other site engineering challenges presented by the multiple utility easements and wetlands encumbering the 32-acre property. The resulting development, combining convenience, efficiency and aesthetics, provides a uniquely inviting blend of commerce, high visibility and beautiful meadowlands for its merchants and customers.

Three buildings designed by Landry Architects and being built by David White and Sons, WR Newman and Associates and Horne Construction are now under construction, flanking the main boulevard entrance at 1533 Greenland Rd. (Rte. 33). All spaces except one (2,003 s/f) are pre-leased to Tractor Supply (19,097 s/f with 15,000 s/f outdoor display area), Aroma Joe’s (780 s/f with flagship drive-thru), Seacoast Children’s Dental, SOULFIRE Power Yoga and Max Charles Salon (in a 7,200 s/f retail plaza). A fourth building of up to 26,000 s/f with up to 300 parking spaces is planned for exceptional visibility for the 90,000 daily vehicles on I-95 and the 23,000 daily vehicles on Rte. 33.

The Portsmouth Seacoast Region is now known as New Hampshire’s wealthiest. With its central “hub” location, Greenland provides immediate, easy access for nearby communities of Portsmouth, Stratham, Exeter, New Castle, Rye, Hampton, Newington, Newfields and Newmarket. Port City Place’s neighbors, Mercedes Benz, Volkswagen, McDonald’s, Target, Dunkin’ Donuts, Starbucks, Lowes, Nike and Pease International Tradeport enjoy only a fraction of the high-traffic visibility of Port City Place.

Now with stores in N.H. and Maine, soon expanding to Massachusetts, Aroma Joe’s will open its 30th store at Port City Place, a 780 s/f drive-up, free-standing building that features award winning coffee, expresso, flavored energy drinks, iced teas and customized beverages with fast-paced, outstanding service: “no intercoms, no mistakes, no attitudes.”

Tractor Supply, headquartered in Brentwood, Tenn., and #460 on the Fortune 500, is the nation’s largest retailer specializing in farm and ranch top-brand products, with departments in home and garden, pets, equine and livestock, hardware and tools, truck and trailer, outdoor and clothing and footwear. At Port City Place, Tractor Supply will open its 1,483rd store.
