SCRE brokers $8.3m sale of Ansonia Landing and secures two new locations for Kneads Bakery Cafe

Ansonia Landing Shopping Center

Ansonia, CT Saugatuck Commercial Real Estate (SCRE) represented Investor Michael Berkowitz in the $8.3 million purchase of Ansonia Landing Shopping Center from a KIMCO-led Partnership. The 91,447 Gross Leasable Area (GLA) shopping center is located at 100-172 Division St.

The shopping center, originally developed in 1989, features a former Stop & Shop box and a retail strip center situated on a visible nine-acre parcel directly off Rte. 8 (Exit 16). The center has historically drawn regional traffic due to its frontage on Division St., parking and its position within a growing retail trade area.

“We are very pleased to have facilitated this transaction on behalf of our client,” said Penny Wickey, principal of SCRE. “Ansonia Landing represents a tremendous value-add opportunity. New ownership is well-positioned to upgrade the center with a new mix of tenants that will complement recent retail additions to the market”

SCRE, which handled leasing for prior owners of the shopping center (RPT, KIMCO) will remain involved as the exclusive leasing agent for the center. Wickey and Charlie Manuel will spearhead the effort for SCRE.

In another transaction, SCRE has secured two new prime retail locations for Kneads Bakery Cafe in Fairfield and Greenwich. The multi-city expansion marks a major milestone in the long-term partnership between SCRE and the growing artisanal brand.

SCRE, which helped founders Daniel and Brittany Moreno secure the site for their flagship Westport bakery in 2020, continues to serve as the exclusive real estate partner guiding the brand’s growth.

In October, Kneads opened the doors to its newest Bakery Cafe at 1916 Post Rd. in Fairfield. Known for its distinct approach to baking – including milling its own heirloom flour in-house – the new Fairfield location introduces a strategic, collaborative kitchen model to meet growing regional demand. The Fairfield site will handle all bread production for both locations, while the original Westport cafe shifts its focus exclusively to pastry production, maximizing efficiency without sacrificing quality.

Looking ahead, SCRE has secured Kneads’ third location at 32 Railroad Ave. within Greenwich Crossing, a high-profile TOD redevelopment transforming the area immediately surrounding the Greenwich train station.

Positioned at a vital transit and pedestrian hub in one of Fairfield County’s most affluent communities, the upcoming cafe will serve residents, visitors, and daily commuters alike.

“There’s something uniquely rewarding about helping an entrepreneur secure their very first location and then watching that vision grow into a thriving multi-unit business,” said Wickey. “We have worked with Daniel and Brittany since the very beginning. To facilitate their expansion into Fairfield and the highly anticipated Greenwich Crossing project is a testament to their exceptional craftsmanship and strategic vision. It is an important success story for our Emerging Brands Development platform.”

This may seem self-serving, and I’ll be the first to admit it. But unlike some of the artificial intelligence tools now reshaping our industry, I am fully aware of my own bias. So, hear me out. The rise of AI in commercial real estate is not a distant threat or a speculative headline.
