Tartufo of Jack Conway and Co. brokers sale of 10.2 acre site for $4.5 million

Mansfield, MA Ed Tartufo of Jack Conway and Co. brokered the sale of 10 Reservoir St. The 10.2 acre site was purchased by Marco Crugnale of Crugnale Properties in late December for $4.5 million, and is the town’s largest land sale for 2019. Located at the Rte. 140 ramp of Rte. 495 across from the live outdoor entertainment venue Xfinity Center and TPC Boston with unobstructed visibility from Rte. 495 south and north. 

Launched as Reservoir Landing, this $35 million project will be anchored by a Marriott Fairfield Suites, a 108 room hotel slated to open in spring 2021, an 18,000 s/f professional medical office complex in a free-standing pad, and an additional 24,600 s/f of sub-dividable or free-standing pad sites available of restaurant, retail, bank, office or childcare use. 

Tartufo of Jack Conway closed the transaction with Crugnale after four years of negotiations for the site. “Marco has a vision and he had patience,” Tartufo said of Crugnale. “The location is an ideal one by both I-495 and popular entertainment venues, and I’m pleased to have participated in a deal that will provide new growth and jobs for Mansfield and the surrounding communities.”
