Thomson, Jacoby and Dragos of Newmark Knight Frank arrange sale of 200,605 s/f property

Newmark Knight Frank represented the Gutierrez Company in the sale of One Wayside Rd., a four- story, 200,605 s/f, class A office building, to CB Richard Ellis Realty Trust for an undisclosed price. Originally constructed and developed by The Gutierrez Co., a Burlington-based development and construction firm, One Wayside Rd. is located directly across from Wayside Commons, a 200,000 s/f lifestyle center, which houses such tenants as The Capital Grille, Barnes & Noble and L.L. Bean. The building is located 16 miles north of Boston off I-95/Rte. 128, with good access to the Massachusetts Turnpike, and in close proximity to numerous restaurants, fitness centers, daycare facilities, retail and other amenities.
Located on the former Houghton Mifflin site, One Wayside Rd. was developed in 1998, and expanded by 80,000 s/f in 2008 for the current tenant, Nuance Communications.
A Newmark Knight Frank team comprised of principal Jim Thomson and managing directors Douglas Jacoby and Scott Dragos represented Gutierrez in the transaction.
"We feel that the buyer has acquired a class A building in the highly desirable Burlington submarket." Thomson said. "One Wayside Rd. is the world headquarters for Nuance, a leading provider of speech recognition, imaging, and customer interaction software solutions."
