Chozick Realty handles $3.018 million sale of Eagle Court Apartments - a 40-bed student housing community

Mansfield, CT Chozick Realty, Inc. has facilitated the sale of Eagle Court Apartments, a 40-bed student housing community located at the University of Connecticut (UCONN). The property closed for a total price of $3.018 million. This complex contains 40 beds, less than five minutes from the University’s main campus.

The property has demonstrated historical occupancy of 100% over more than a decade of prior ownership, underscoring the strong and consistent demand for well-located off-campus housing in the UCONN market.

UCONN is one of the most supply-constrained student housing markets in New England, where enrollment significantly exceeds the availability of on-campus and nearby off-campus housing. At Eagle Court each unit is offered fully furnished and includes shared kitchens, bathrooms, and common living areas.

Listing and selling broker, Tom Boyle said, “Eagle Court represented an exceptionally rare opportunity to acquire a stabilized student housing property of this size where smaller assets such as this trade seldomly.”
