Marcus & Millichap brokers $1.95 million sale of 11,110 s/f industrial condo

Lawrence, MA Marcus & Millichap has completed the sale of an 11,110 s/f industrial condo for $1.95 million. 

“Because the condo was vacant and situated within minutes of I-93 and I-495, we were able to identify a strong owner-user pool looking for long-term operating space for their businesses,” said Mattias Edenkrans, associate investments at Marcus & Millichap. “This location, along with growing rents in the industrial park, allowed these users to achieve competitive pricing for the asset.” 

Edenkrans, along with Harrison Klein and Luigi Lessa, investment specialists in Marcus & Millichap’s Boston office, exclusively marketed the property on behalf of the private seller and procured the buyer, Foremost Trading. 

Located at 678 Andover St., Unit 1, the industrial condo was built in 1981 and was vacant at the time of sale. The single-story space includes two loading docks, a 14 ft. clear height and 21 surface parking spaces. The property is near retail and service amenities along Andover St.

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
