Nadler, Horvath and Laurendeau of Horvath & Tremblay sell Burger King property for $1.67 million

Concord, NH Matt Nadler, Bob Horvath and Jack Laurendeau of Horvath & Tremblay have completed the sale of a Burger King located at 21 Hall St. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $1,673,875.

Burger King has been at this location since 2000 (more than 25 years) and just exercised a renewal option, demonstrating their commitment to the site and the market.  Burger King has four  years remaining on their absolute NNN ground lease with two, 5-year options. The lease calls for 3% rent increases at the start of each renewal option. The property is located along Hall St. and Manchester St. (U.S. Rte. 3) with frontage, visibility and access on both roadways. Burger King is positioned adjacent to I-93, with access to the Exit 13 on/off ramps. The property is close to national and local retailers and restaurants, several car dealerships, and industrial facilities that drive traffic to the immediate area. Additionally, the property is surrounded by dense residential neighborhoods, several hotels, area schools, and the UNH School of Professional Studies that provide a robust consumer base.
