Tocci Building completes new 130-room Homewood Suites by Hilton

Homewood Suites by Hilton at 111 Boylston Street - Brookline, MA

Brookline, MA Tocci Building Cos. has completed Homewood Suites by Hilton on behalf of the owner Claremont Companies. The 130-key, 101,996 s/f all-suite style hotel sets a new standard for both the town and the Hilton brand, and provides much-needed hotel accommodations.

The project team included architects, Group One Partners, Inc. and mechanical and electrical engineers, R.W. Sullivan Engineering.

Located at 111 Boylston St., the all-suite hotel offers guests convenient like-home comforts and quality bundled services in a transit-friendly environment.

Additional design features include a complex facade material with transitions from masonry, glass and composite panels, an artful array of earth toned clapboard, gardens, terraces with unique, year-round plantings areas for outdoor relaxation, and a swimming pool. The hotel’s design is a clear upgrade from traditional Hilton standards and represents a new prototype for Homewood Suites.

The building occupies the entire lot and the hotel’s front face extends to the curb of Boylston St. This required more extensive removal and remediation to the existing soil than expected. Also the back of the hotel is positioned less than 15 feet from an MBTA Green Line track, restricting major work to the early morning hours of 1AM to 5AM. Adding further complexity, existing historic brick culverts and clay utility lines run beneath the site requiring meticulous coordination to protect the integrity of the structures.

Tocci maintained constant communication with all members of the project team to address theses challenges and optimize, coordinate, and deliver on the complex urban structure. This resulted in a finished building that is five-stories high along Boylston St. With consideration for the surrounding residents, the hotel was designed to minimize the shadow effect and maximize architectural interest.
