Horvath & Tremblay sells CVS Pharmacy store for $4.7 million

North Easton, MA Bob Horvath and Todd Tremblay of Horvath & Tremblay have completed the sale of the CVS Pharmacy. Horvath & Tremblay exclusively represented the seller to complete the transaction at a sale price of $4,656,900. 

CVS is located at 689 Depot St. CVS has been at this location since it was constructed and just executed a 10-year lease extension, demonstrating their commitment to the site and market. CVS has 9+ years remaining on their lease with nine, 5-year renewal options. The lease calls for 3% increases at the start of each renewal option. The property is situated on a corner parcel at the intersection of Bay Rd. and Depot St. (MA Rte. 123). CVS has visibility and frontage with three points of access, and is across from Shaw’s Plaza, a grocery anchored shopping center. 

The property is near the signalized intersection with Foundry St. (MA Rte. 106) and is convenient to the area’s national and local retailers and restaurants, highways, area schools, and residential neighborhoods that drive traffic to the area and provide a built-in customer base. 

The town is in southeastern Massachusetts approximately seven miles from Brockton and 25 miles south of Boston.

Goldberg of Spire Investments purchases Beverly portfolio for $9.2m

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
