Girolamo, Kelleher and Pentore of Horvath & Tremblay sell 22 multi-family units for $10 million

Danvers, MA Steve Girolamo, Dennis Kelleher and John Pentore of Horvath & Tremblay have completed the sale of Spring Meadow, a 22-unit multi-family property. The trio represented the seller and procured the buyer in the transaction. The asset sold for $10 million and $454,545 per unit.

Spring Meadows is located at 23 Prince St. The multi-family property consists of three buildings and contains a total of 22 units, comprised entirely of three-bedroom/1.5-bathroom direct entry townhouse units with 41,680 s/f of gross leasable area in 55,324 s/f of total gross area on a 11.91-acre parcel.

The property has been well-maintained by current ownership and features off-street parking with 46 spaces and separate utilities with HVAC systems throughout and laundry hookups in each unit. Large units (2,000 s/f) offer layouts with finished walkout basements, and many units have been renovated with granite countertops and stainless-steel appliances. 

Spring Meadows has connectivity to major transportation routes, featuring access to I-95 and US Rte. 1, the primary commuter and commercial highways in the North Shore, offering access to the other major roadways in the Greater Boston area. Public transportation is available on MBTA bus routes 435 and 436 at the Liberty Tree Mall. Spring Meadows is near area schools (less than .5 miles from Highlands Elementary School), restaurants and bars, area shopping, entertainment venues and is less than two miles from downtown.

Goldberg of Spire Investments purchases Beverly portfolio for $9.2m

Beverly, MA Jay Goldberg, president and owner of Spire Investments has completed the purchase of four multifamily buildings. The 33-unit purchase amounted to a sale price of $9.2 million or $278,788 per unit. The properties are all located in downtown and consist of one- and two-bedroom units.
